Traditional Residential Seller Transactions:

May typically consist of:

  1. Marketing the home or property including;
    • a. the listing of the property in the local multiple listing service (MLS);
      b. placing advertisements in local media and on the internet and;
      c. hosting open houses.
  2. Review of standard real estate contracts including;
    • a. providing advice on pricing;
      b. home inspections or;
      c. other contractual terms.
  3. Negotiating with potential homebuyers or their agents.
  4. Arranging for prospective buyers to view the property.
  5. Provide to sellers pertinent information about;
    • a. the relative property values in the area;
      b. most recent selling prices and;
      c. property taxes.
  6. Assistance with the negotiation of offers, counter offers, and acceptances.
  7. Assisting with the closing of the transaction including;
    • a. handling and delivery of paperwork and;
      b. holding or transport of trust funds.
  8. Pay to cooperating brokers a commission 'split'.

Traditional Residential Buyer Transactions:

  1. Locating potential properties for prospective buyers including;

Non Traditional / Flat Fee / Fee-For-Service:

  • For Sale By Owner: This is a standardized $225.00 'flat fee' automated listing service with limited support to the seller. The seller is able to list the property online; upload photos and have the listing posted to the local MLS (Multiple Listing Service). A great choice for the 'do-it-yourselfers'.

  • Site Discovery: This is a 'flat fee' service most often used in conjunction with a non-agency facilitation agreement specifically designed for developers. The pricing for this service is generally tied to the development unit count proposed. There has been notable success with this model including working with nationally recognized name brand developers.

  • Buyer Registration: This is a $175.00 'flat fee' service where highly focused buyers wish to be 'registered' for reverse prospecting by listing agents, for a very specific property of style, design or location. The customer's unique criterion is placed in a professionally accessible database for notification when an exact MLS listings matches all of their predetermined parameters. This can be a huge time-saver for the precise buyer.

  • Consulting: The fee for our real estate consulting service is $200/hour. We can offer opinions regarding the structuring of transactions, documentation, real estate investment goals and similar. We do not offer any legal or other advice outside of the real estate arena. You are advised to seek out the appropriate attorneys or other professionals for those needs.
